Located in Lawrence’s Brook Creek neighborhood, the 1144 E. 12th Street house combines contemporary design with high-performance building strategies and reclaimed materials. The single-story home rests on a raised concrete plinth and features a broad roof overhang that provides shade while allowing winter sunlight to reach the interior. Expansive triple-glazed windows connect the living spaces to the outdoors, while exposed glue-laminated timber (glulam) portal frames define the structure and remain visible throughout the interior.
The exterior combines metal siding with a ventilated zinc rainscreen, while polished concrete floors provide a durable interior finish. Salvaged structural timber from a mid-century building was repurposed for the home’s primary structural system, giving existing materials a new purpose. Sixteen rooftop solar panels, high-efficiency appliances, and an insulated building envelope support the home’s energy performance.
The project also includes an accessory dwelling unit (ADU) with a kitchenette and bathroom, providing additional living space. Designed to meet LEED Platinum standards, the residence continues Studio 804’s exploration of sustainable materials, energy efficiency, and contemporary residential design.
